Why this is its own work package
Every office has two or three items that decide whether the move needs a specialist. A 900 kg document safe on level 11. A calibrated analyser that voids its warranty if it is tilted. A boardroom table that will not fit the goods lift in one piece.
These items are surveyed, engineered and moved separately, with their own method statement, their own equipment and, where required, their own insurance schedule.

Everything below is in the base project price unless the proposal says otherwise.
Item-by-item method statements
Each specialist item gets a written method: equipment, crew size, route, restraint and any engineering sign-off required.
Load path and floor loading check
For heavy items we check the route's rated capacity: goods lift limit, slab loading, raised floor panels and dock ramp angle.
Gantry, skates and stair climbers
Purpose equipment rather than improvisation: gantries, machine skates, toe jacks, piano boards and powered stair climbers.
Calibrated and sensitive equipment
Shock and tilt indicators where the manufacturer requires them, and coordination with the vendor's recommissioning technician.
Artwork and reception pieces
Custom crating for framed works, glass and sculpture, with condition photos before and after.
Separate cover schedule
High-value items are declared individually so cover matches value rather than a per-kilogram default.
How it runs
Specialist survey
A supervisor surveys each item: dimensions, mass, centre of gravity, disassembly options and route constraints.
Method and approvals
Method statement issued, building manager notified, any engineering or vendor sign-off obtained.
Preparation
Disassembly where allowed, crating, protection of the route including lift linings and door jambs.
Move
Dedicated crew and equipment, outside the main furniture sequence so nothing is rushed.
Placement and reassembly
Item placed, levelled, reassembled and where relevant handed to the vendor technician.
Condition sign-off
Post-move condition photos and a signed acceptance for each declared item.
What drives the price
Commercial work is quoted as a project price, so these are the variables a relocation manager measures on the site survey.
- Mass and dimensions
- Anything above roughly 500 kg needs a load path check and usually a gantry or machine skates.
- Route constraints
- Goods lift internal dimensions and rated load are the usual limit, followed by dock ramp angle and door widths.
- Disassembly
- Items that can be split travel far more cheaply. Items that cannot may need a crane or a window removal.
- Vendor involvement
- Calibrated equipment usually requires the manufacturer's technician to decommission and recommission.
- Declared value
- High-value items are covered on a declared value basis; the declaration drives the premium and the excess.
- Out-of-hours requirements
- Heavy item moves in occupied buildings are nearly always restricted to after hours.

Questions we get asked first
Usually yes, if the goods lift rated load and the floor loading allow it. Our standard gantry handles 1.2 tonnes. Above that, or where the lift will not take it, we look at crane access through a window or a structural engineer's sign-off on an alternative route.
Calibrated analysers, centrifuges and imaging equipment are moved with the vendor's decommissioning and recommissioning technicians, with shock and tilt indicators fitted where the manufacturer requires them. We do not break a manufacturer's seal.
Yes. Upright and grand pianos in boardrooms, foyers and function rooms are moved on piano boards with a dedicated crew, and we recommend a tuner four to six weeks after placement once the instrument has settled.
Framed works and glass travel in custom crates or purpose-built travel frames with corner protection. Condition photos are taken before crating and again at placement, and each piece is a separate manifest line.
